Dues
Property owners in Bedico Creek Preserve are subject to the Covenants and pay annual dues to support the community services provided by their association.
The rate is set during the annual budget process. Dues statements for the coming year are sent out each December. More detailed information can be found by clicking here.
Annual Dues Rate: $850/Year
A One-Time Capital Improvement Fee of $850 for each new home sale, home resale, and all lot sales to be paid by purchaser at closing.

Bi-Yearly Payment Policy
1st Payment:
Date Due: January 1st
2nd Payment:
Date Due: July 1st
$50 Late Fee + Finance charges will be assessed if not paid by the following bi-yearly payment date:
Accounts 30 Days Delinquent: A past due notice will be mailed to the owner only once, and interest at a rate of 12% per annum plus $50 per month late fee will apply to the outstanding balance.
Accounts 7 Months Delinquent: A final notice will be mailed informing the owner that their account will be turned over to an attorney for collection. If payment is not received, a lien or judgment will be filed. Additionally, interest, late fees, and attorney fees will apply to the outstanding balance.
Partial payments are unacceptable. You must pay the total amount billed even if you have a grievance. Please convey your concerns to the appropriate Association committee member(s), and we will address the issue in a timely fashion.
The dues provide essential community services and recreational facilities we all enjoy in Bedico Creek Preserve. Services and community-wide facilities funded by these funds include: recreational areas and facilities, covenant enforcement, accounting and legal, insurance, maintenance of the landscape, parks, lakes, trails, and other green spaces, security gate, streets.
